Two things people love to own

Watch the days go by.

Besides lending and owning shares, many families put their savings into **property** and **gold**. Both are real things you can see and hold, and both come with catches.

The flat may take months to sell. The gold coin pays you nothing while you hold it. This lesson looks at both catches.

How property makes money

**Property** (or real estate) means land, flats, houses and commercial buildings.

  • Rent — Someone pays you to use the property, month after month.
  • A rise in price — The property may be worth more when you sell than when you bought. This is called **capital appreciation**.
  • A lot of money to start — You usually can't buy property with a small amount.
  • Paperwork — Buying needs legal checks of documents, which can be slow and complicated.
  • Prices swing too — Values can rise and fall a lot, and it's easy to pay too much or pick the wrong place.
  • Hard to measure — There is no official measure of how much property earns, so returns are hard to compare.

You need ₹5 lakh by Friday

Try selling each one.

An emergency comes up. You own shares, a gold ETF and a flat. Which can you turn into cash in time?

**Remember:** how quickly you can turn something into cash at a fair price is called **liquidity**. Property has very little.

Gold against a deposit

Change what gold's price does this year.

Put ₹1,00,000 in gold and ₹1,00,000 in a deposit paying 7%. Gold pays **no interest and no rent**. All it can do is change in price.

Example rates for one year.

Has gold been a good investment?

Switch between the two periods.

Experts disagree about gold, and the answer depends a lot on **which years** you look at.

**Both views are real.** Some experts think gold has kept up with inflation well since the 1970s; others point to long stretches where it didn't. Gold's price can swing a lot, either way.

Check — Question 3 of 4

Put each one where it belongs.
